• Spelling mistake in sale deed

Hi,
I recently purchased a property and the registration is also done but now i observed while checking EC my name is incorrect instead of kaza narayana nishanth its mentioned as kaza naryana nishanth 
one A is 
missing in my name. My builder says its not at all a issue of concern, i haven't seen the sale deed copy yet since i am yet to receive from sub registrar office. I am worried about this what should i do?.
This registration happened in Hyderabad, Telangana

It is minor mistake 

 

even if in sale deed there is minor spelling mistake it should not be matter of concern 

 

if you so desire ask builder to execute deed of rectification

There is no problem or any doubt with regard to your title as your identity can establish by name of father but you will face problem for obtaining details of property online and bank will face problem with tallying property with your name. Get the name corrected by registering refctcation deed. Stamp duty of rectification deed is 100. Both the seller and buyer should present for registration  of rectification deed.

It's not that big mistake of missing an alphabet. However, it can be rectified by the execution of Rectification Deed by both the builder and the purchaser.

You first obtain the registered sale deed and verify the same. 

If the mistake occurred due to typo error it can be rectified by the registrar office without any stamp duty or additional charges,  however if the mistake had occurred from your side then you may get a registered rectification deed rectifying the error. 

If the sale deed is with correct spelling you may ignore it.

This is a minor spelling mistake, so it would not cause much problem for you as long as the other details on the deed are correct.

However to be on the safer side, I would recommend that you execute a registered rectification deed to have your name corrected.

Since everywhere else in sale deed the name is correct except in presentation endorsement, it won't affect and hence there will not be need for execution of Rectification Deed.

If the registered sale deed is having your name correctly spelt without any error, then you need not have to be worried about it, the other issues will not cause any problem for you at any stage in future.

- Since the sale deed also having your correct name , then it come under the minor mistake and it will not create any trouble in future .

- However, you can rectified this mistake after executing Rectification deed with a minimum stamp duty .

The mistake isn't too big because it is missing of only one alphabet. If you have much worries then the builder and buyer can resolve this issue by signing a Rectification Deed.

Check the sale deed first. If there is any typographical error, execute a rectification deed for the same and get it registered at sub registrar office.
