• Can I construct on a 2 acre agriculture land in Delhi

I have a 2 acre agriculture land in Dera Village, Delhi. I have been doing organic farming on it. I want to construct 2 rooms so that I can stay there if needed. How can I legally? Can I get Naksha approved or can I convert agriculture land to residential?

Yes. for the purpose of staying in the farming place you can raise constitutions .

2. However before raising such constructions you do need approved plan sanctioned form the local Panchayat.

1. You are entitled to construct & use point ,25% FSI calculated of the entire area as a "Farm House" only, by taking permission from the local Gram Panchayat office, without converting in to residential.

2.  You are not entitled to construct any bungalow /other commercial structures, without converting that much ratio of land into NA land.

NO need of any approval. At the farmland, shed to live for or storage like construction are permitted without permission. No need of any conversion. Just need to inform the concern department.

- As per law , an agricultural land cannot be used for residential purposes , and you cannot construct a house on agricultural land for residing . 

- However you can construct farm house or temporary structure on agriculture land with the permission of the local authority/panchayat

- Generally to build farm house 4 % of total area allowed , and after showing that you will keep your farm equipment, livestock..and needful things.

Hello,

  1. If the land falls under the category of agricultural land, you will need to get it converted to non-agricultural by getting the requisite governmental sanctions.
  2. You can apply for approval of plan for the building only after the land is sanctioned as non- agricultural land.

If you will try to get approve house on the agriculture land then no body will approve , construct two rooms with other amenities and name them shed for keeping the farming material and for animals, cow shed.

Mostly for constructing a farm house in a small portion of the agricultural land, there is no requirement for an approval or conversion to NA. 

This shall be part of the agricultural land in the name of farm house to supervise the agricultural activities residing in the same land.

However if you plan to construct a big house in the agricultural land, then you may have to get the plan approved besides conversion approval from agricultural to NA.

If it is your agricultural land then you can construct a building on it. The land will always remain agricultural. You are permitted to construct anything on the land. The land use remains the same.
