Dear Sir,

Am looking to buy a shop of 1360 Sq Ft carpet in a residential building in Sector 13 New Panvel.Its a third sale.The previous owner has already paid the CIDCO Transfer charges.The shop is leased out to a bank out which I will be earning Rent.I will be purchasing the place with the help of a Loan.Will i have to pay CIDCO Transfer charges ? and if so how much ?

- Since, the previous owner has already paid the CIDCO Transfer charges , then you have to not pay the same again. 

- However, be sure as if the previous buyer has not paid the transfer charges then you are liable to pay it  at the time of purchasing the said shop .

- Further , if you buying the said  from the builder, you don’t have to pay transfer charges as it will be applicable after the formation of the society and at the time of conveyance.

1. Well, such kind of transfer charges is payable only for a certain period of time and such time period must be prescribed in the title deed of the first owner. 

2. Therefore look for the deed of your seller to find out such deed to know your liability to pay, if any.

Yes,Definitely you have to pay registration charges and stamp duties as it is applicable when ownership of property gets transferred. 

Cost will be decided upon the total value of property intended to be purchased.

- It calculated on the carpet area in square meter of the shop/flat and depend on the location, and transfer charges are different for shops , flats and godown etc.

-  Further , if seller has not paid the transfer charges then the buyer pays.

There are three charges. 

1- Transfer fees.

2- Stamp Duty. 

3- Registration charges. 

You have to contact Estate Manager of Cidco in Nod office of Panvel.The Estate Manager would calculate the transfer fees as per area ,nod and sector shown in the slab of Booklet of CIDCO.

All charges differ from area to area ,sector wise .

Total expenses 10 to 15 % on total amount of property at Market value.

1. CIDCO Transfer charges are fixed (approx. 37,500/-).  This needs to be confirmed with the Estate Dept., BEFORE purchasing the property.

2. For EVERY transfer to a new buyer, CIDCO transfer charges have to be paid to mutate /transfer property in CIDCO records. There is no exception to this.
