• Rectification deed

I had purchased a plot of land Measuring 10 Cottah (7200 sft. approx.) in Durgapur, West Bengal. However by mistake the Khatian No. was by mistake mentioned as 3265 instead of 3256 in the Deed of Registration.
Now for Rectification of the same, do I need to pay Stamp Duty? If yes, how much or what do I have to pay for the Rectification Deed.

If supporting documents are of correct survey number and your sale deed is latest less than a month register, than you can make rectification of deed on non judicial rs 100 stamp paper and pay nominal charges of paper work in the registration office. Your total expenses should be less than 2k.

1. IF you have paid full stamp duty on the rate'ble value of the Property and registered the original Sale Deed, THEN for "Rectification Deed", the stamp duty would be 500/- and registration fees would be 1000/-,  PROVIDED there is no monetary consideration changes in the rectification deed.

No, stamp duty will not have to be paid.

Contact the office of the Registrar to get the exact amount to be paid by you towards the rectification.

1. Rectification deed has to be stamped.

2. Only a local lawyer well conversant with stamp duty laws in force in your state can tell you what stamp duty will be.
