• Non receipt of sale agreement from sro office post signatures

I and my wife have jointly signed the sale agreement on 05 Jan 19 at sro office in pune but not given the agreement by sro stating that scanning is not uploaded and document registration process not complete. The status remains same till now and unable to apply for loan. Pl suggest the present status of case and next course of action. Regards . Sant

1. After the registration process is done the party is given a receipt of proof of registration on production of which the original registered deed later is delivered.

2. Now in many offices due to lack of infrastructure the scanning and other official works take time to end .

3. So wait til it is completed. thee is nothing abnormality  in it.

4;If you suspect foul play then lodge a written complaint with the Registrar himself.

See the scanning of the document doensot take so long in different states there are different guidelines for returning document after registration but maximum it takes is one week after document is submitted before sub registrar office.

In case they failed to return the document until now enquire with the office and give a written application.

If on that also if document is not recieved file an RTI seeking reply why so much time is taken and complaint before the Registrar office .

Visit SRO office and get all detail if they refused then you can file an RTI application and obtain details about registration.

For loan purpose, you can ask the SRO to give the copy of the document, if really they have issue with scanner system.

Purposely they are dragging means, ask under RTI act with Rs 10 court stamp, they have to give reply immediately or release the documents asap.

1) If you have receipt of documents submitted with SRO and all receipts of stamp duty and registration paid. 

 

2) You can apply to home loan on that basis and ask SRO within how many does they are going to give agreement copy.

1. Make proper application for the required copies. On failure of the same you can lodge a complaint with the IGR office.

2. You can also file an RTI application with the SRO office, asking for status of your Sale Agreement.

You need to file a written Complaint regarding the same to sub registrar office and further resolution. The scanning is their duty and it's not your responsibility.
