• Rent Agreement

I want to handed over my running girls hostel ( only fo lodging ) situated on first and second floor of my residential building to the tenant on monthly rent basis. Agreement for 11 months or above, will be favourable to the owner if he wants to vacate the premises as and when reqd by the owner. Pl mention the type of agreement which is suitable and specify clauses.

you can enter into leave and licence agreement for period of 33 months with renewal clause

2) agreement should be duly stamped and registered . take security deposit from licencee . also penal clause for failure to vacate premises on expiry of agreement

3)obtain a trade license for carrying on the business of the hostel,

a No-objection certificate from the local municipal corporation, the municipality, or the local panchayat, as the appropriate body may be.

The local police station must also be informed of the hostel being brought up, and its location as well.

Make registered lease agreement.

Clauses should include time period of agreement, one month notice period for vacation, rules amd regulations relating to girls like if any problem takes place responsibility will belong to tenant absolutely and if any incident occured tarnishing the reputation then tenant needs to vacate the hostel immediately, all the peemissions necessary for running of hostel will be obtained by tenant, tenant should comply with the conditions mentioned in permission documemts, etc.

In Maharashtra state the registration of 11 months rental or L&L agreement is also mandatory.

If the agreement is for more than eleven months it is compulsory registerable. It's advisable to make lease agreement for eleven months thereafter renew the same and make notice period of one month in agreement to vacate the tenant from premises.
