• Gram panchayat approved apartment

Is it good to buy gram panchayat approved flat in muppas panchavati colony, Manikonda in Hyderabad.Builder is providing all the documents like linked documents,Lrs,Occupancy Certificate,EC,sale deed from whom he brought the land .Bank CANFIN is providing the loans for this appartment.Builing sanctioned plan is approved by the gram panchayat with (slit and G +3 )floors.Am planning to buy in 3rd floor.Please provide suggestion

If building falls within jurisdiction of gram panchayat, plans sanctioned and building completed as per sanctioned plans you can purchase the flat

2) further OC has been issued by the builder

3) in addition you are taking bank loan. Bank will do dur diligence before sanction of loan

You can purchase this flat if that area does not come under the municipality but comes under the gram panchayat then approval from the Gram Gram Panchayat is valid. When builder has all the documents and permissions that there is no problem to purchase this flat

In Gram panchayat area a valid construction can be made if the building plan is sanctioned by the Gram Panchayat.

2.So if the Gram Panchayat approved plan is the only issue then you can go ahead.

3. Since Ihave not seen all the documents related to this proeprty i can not comment whether the title of the proeprty is otherwise clean or not.

4. Hecen before buying this proeprty get all the deeds checked by a local lawyer.

If this apartment is outside the development area, there's no problem with it being approved by the Gram Panchayat. Just find out if there was any ban in operation restraining the Gram Panchayats to approve a multistorey structure at the then relevant time when the build plan of this apartment was approved.

In my opinion if all the papers are at place and there is no deficiency in the title of the land then you may go ahead and purchase the said land in question.

The gram panchayat is also a competent authority to approve the building sanction or plan.

There is no legal infirmity in it.

You may obtain a proper legal opinion before venturing into the purchase/investment.

The builder should have obtained fresh approval as the approval already obtained is barred by limitation hence the same would be invalid
