Hi, I am planning to buy an apartment near a lake in bangalore. The aparment has two blocks A & B, the distance from the Building of Block A to the lake boundary 100mts and from Block B is 40 mts. Occupational Certificate has been received one month ago. I have also checked in mapshalli.org, the property is listed as non encroaching. Can you let me know if it is ok to buy the property in Block A and also Block B being less than 75mts will it be a problem in any way?

It will not be a problem now, the guidelines issued are for the new constructions i.e., for the constructions that will happen after the guidelines are implemented.

Since OC had been issued by BBMP you can purchase flat in block A

Buying a flat in Block-A is any day a good idea and there's no legal impediment.
You could buy a property in Block-B as well since the NGT order of May 4 is prospective in nature and would not effect any construction within the 30-75 mtr zone that were already in existence. However, there is a limitation attached to it. Block-B cannot be demolished and redeveloped in future. Thus, you will be handicapped to make any renovation in your flat and/or the building in future.
Since the matter is sub-judice with Karnataka Government challenging the NGT order on buffer zones in the Supreme Court and depending on the outcome of the judgement, you can take the decision whether to buy the property or not, subject to getting the documents verified by a Lawyer for other parameters.
