Sale deed has to be registered where property is situated ie Vijaywada only

Sale deed will register where property exits. You can give POA to any of your relative, friend who can execute sale deed on your behalf.

1. You can't register the property in Chennai, when the property is situated in a different State.

2. You can register the property situated in Vijayawada in the jurisdictional Sub Registrar's Office of Vijayawada only.

3.  If there's a problem for you to visit Vijayawada, you can appoint a Power of Attorney holder to do work on your behalf and get your property registered in Vijayawada. You can appoint someone through Special Power of Attorney to perform the work on your behalf and get the property registered in the name of the prospective buyer.

You have to register sale deed in sub registrar office having jurisdiction over area wherein the property is situated. The sale deed is required to be registered at Vijayawada, AP though you can register a Power of attorney in Chennai to sign and execute the sale deed in favor of relative or any other person who can execute sale deed on your behalf.

- No , legally you cannot register the Sale deed in Chennai , as the said property is in Vijayawada, A.P. 

- If you are unable to visit the Vijayawada, A.P. , then execute SPA/GPA in favour of any relative there , to register the property in the name of purchaser on your behalf.

No you cannot  execute the registered sale deed of the proeprty located in Vijayawada through a registrar's office located in Chennai.

If the current lock down situation i s preventing you to travel to Vijayawada, then you may have to either wait or send a POA attorney deed in favor of any close relative at your place to perform the task of completing the registered sale deed on your behalf on the basis of the power of attorney deed you have executed in his favor.

1. The sale deed has to be executed before the sub-registrar within whose local limits the property is situated.

Property registration is a local matter so where the property is situated you can register the sale deed at the place only it cannot be registered at any place other than the place which is in the local jurisdiction so you have to register your property in the tahsil of the area where your property is situated how are you can make agreement to sale at any place

The sale deed should be registered only with the land registry having jurisdiction over the place where the property is situated. In your case, it has to be registered in Vijayawada by law.

1. You need not execute Sale Deed in Chennai, as your POA holder will be executing the Sale Deed in Vijayawada, on your behalf in the jurisdictional Sub Registrar's Office.

2. Before that you have to register a POA at Chennai itself, in favour of someone (preferably one of your siblings or your wife or your son or daughter), to execute the Sale Deed in Vijayawada.
