AS much time by mutual consent otherwise on failure to register the sale deed by seller, you can rescind the agreement and demand refund with interest. .

You may extend the date of registration as per mutual agreement. And after the expiry of the agreement if the seller don't ready to register the land, you may file a case for Specific Performance for getting the registry done in your name.

There is no such limitation in respect of number of extensions but such number shall be reasonable and every extension gives extended period of 3 years limitation from the date of extension. It is better to stop such extension and ask for specific performance by issuing a legal notice .

1. Extending the Sale Agreement is possible endlessly till actual Sale Deed is registered. There is no such limitation and is dependent on the clauses of the Sale Agreement between the parties. This is however not advisable.
