• Is the unregistered sale deed valid if validated by district registrar

My father purchased land in 2001 from sons of person A. Person A has expired in 1999. Person A has purchased the property from housing society in 1981.

Person A has given GPA in 1985 to person B. Person B sold the land to his wife (Person C) and his wife (Person C) sold the land to Person D. Now in the sale deed of selling land to Person D, Person C has mentioned that "Purchased from Person A through agreement of sale date 17/4/1985 and the same is validated by District Registrar of Ranga Reddy, Vide their file no 3000/E1/02 date [deleted]".

My question is is this sale deed and transacation valid ?. How can i get the copy of the validation " file no 3000/E1/02 date [deleted]" from registrar office ?

Hi, The property will not transferred through the Agreement to Sale and it must be followed by the Sale Deed. Suppose if the Sale Deed is registered then you can able to get the certified copy in the Sub-Registrar office.

you can get any particular document by writing a letter to the sub registrar ,where it is registered.It takes some time but you will get all the details about that land.

That you will get through RTI.

And sale between C to D not valid, Either B had executed sub PAO in favor of C and than C sold it on behalf of A.

And A had expired in 99 than how come it can be purchased in 2001 ? Is this POA with consideration. And where son of A came into picture when last sale was done C a wife ?

File RTI seeking the copy of order or apply for.certified copy of order mentioning the file no and date.

  1. When A has already given the GPA to B who has further sold it to C, who has then sold it to D, then how it is possible for your father to purchase property from A When he doesn’t have any right overt the property.
  2. You should first get the copy of the above mentioned sale deed by making an application for the certified copy from the registrar’s office after paying a nominal fees to the authority.
  3. And then see, as to who actually sold to whom, only then picture will be clear otherwise as per the facts of the present case, that sale deed is also jot valid as C got it from B via GPA not from A.
  4. But, you have not mentioned about the sons, are they B or C or D then I would have answered more precisely.
