1. The Vendors do hereby covenant with the Purchasers that the Vendors have full power and good title to convey absolutely the said House hereditaments and House hereby granted or expressed so to be unto and to the use of the Purchasers and the Purchasers shall and may at all times hereafter peaceably and quietly enjoy the said House without any lawful eviction, interruption, claim and demand whatsoever from or by or through the said Vendors or any person/s lawfully or equitably claiming from under or in trust for them and free from all encumbrances made or suffered by the Vendors or any person/s, the Vendors hereby covenant with the Purchasers to keep the Purchasers free and discharged from (or otherwise harmless) and indemnified of, from and against all right, interest, estate and encumbrances charges, claims and demands claimed or said to have been made though Vendors, whatsoever and further that the Vendors and all person/s claiming any interest or estate under them shall and will from time to time and at all times hereafter upon every reasonable request and at the costs and charges of the Purchasers make, do, execute or procure to be made, done or executed all such further and other lawful, reasonable legally essential acts, deeds conveyances and absolutely conveying and assuring the said House hereditaments and House hereby granted, transferred and conveyed and every part thereof with the appurtenances unto and to the use of the Purchasers. 2. The Vendors also do indemnify and agrees to keep the Purchasers always indemnified from all liabilities, actions, suits, evictions, damages, arrears of the levies and outgoing levied on the said property hitherto before, all statutory claims, penalties, such as stamp duty, its incidence, penalties, registration and such other in the event of the same arising or being claimed due to any act and omission on the part of the Vendors and/or any person claiming through them hitherto before or carrying the effect of having been done or omitted to be done hitherto before, expected by any statute, rule or law in respect of or relating to the said property and any documents relating thereto or any such matter touching the said property from any quarters, person or authority, for all times to come with cost and consequences thereof.
