Seller cancelled deal just few hours of signing agreement

I had a deal for a flat through a broker. Deal decided and as advance 1 lakh was transferred to sellers account on 9th march 2024 and he gave me required papers except khata transfer, it was decided that seller will apply for khata transfer and as soon as property verification completes an agreement will be done with the condition that after khata transfer registry will be done. I hired a lawyer and Property verification was done but due to sellers was 15 days out of station it was decided to sign agreement on 6th April. As I was not able to go Bangalore for agreement In first week of April I asked him that my wife 50% partner will Visit Bangalore for agreement on 12Th April if he can postpone it on 13th April 24, they agreed and lateron pre poned for 12th by seller. On 9th April I transferred him agreement amount Rs 1089000 and also adv tax 11000 on 10th April 24. Before all transactions I informed him at every steps. On 12th April my wife carried with her the agreement copy Signed by me. She landed in Noon and same time seller called me and said he is cancelling deal as he has to sell to his relative. I spent 15000 to lawyer, 10000 to broker, 18000 fro Airfare for Bangalore, 2500 CA fees and lost my interest on money transferred. Now he only returned 1089000 and suggesting me to get back Adv. Tax 11000 from income tax. I am a seniorcitizen I lost my mental piece of one month & I lost (15000+10000+18000+2500)= 45000., I an feeling harassed and cheated by this fellow. Now suggest me what to do further
