Partition of jointly owned land

We are having 2700 sq ft of land (18*150) and residential building standing on half part of the land, jointly owned by my father and his two brothers with road facing is 18 ft from east side, other 3 sides are bounded by residential building of other parties (neighbours). Although, location of the property is semi urban, but now it can be used as commercial purpose. Now my father wants the part as each brother get 900 sq ft (6*150) with road side share of each being 6 ft. But one brother of father wants the partition as 450 sq ft (3*150) as common pessage for rasta and drainage and remaining 2250 sq ft be divided in such a way that brother who gets rear side gets higher share of land. But we don't want common passage for rasta and drainage to avoid any future litigations/ disputes, instead wants partition in such a way that each brother gets equal share of land from road side and rear side and have a clear cut boundaries. Deed is in joint names all three brothers with no mention of share of land and boundaries of joint owners. Are there any legal remedies which can help us?
