Regarding Property in Andhra Pradesh

I am trying to purchase a property of A square yards which is purchased by my seller in 2017 (7 years back). This property is purchased by him from another person who is lone survivor of her family at that time. The property is inherited land (B greater than A square yards) on which a building is constructed by the husband of seller's seller. The inherited property's link is established through co-parceners release of rights on the said inherited property executed in 2002. The family details are wife (P) and husband (Q) followed by son (R) and daughter in law (S). The son (R) died in 2001. The co-parcener release of rights was given by daughter in law (S) for some settlement amount. The husband (Q) also died in 2006 leaving the only woman (P) as the lone survivor. This coparcener's rights release deed is the only link document claimed in the registration document of my seller. As I was searching through the EC records of this property, I found that some of part of the land (B-A) along with other adjacent pieces of land C and D were sold to another person in 2012. As I was also searching further, I found a surity deed on the combined C + D + B executed by P and Q (without the signatures of R and S) putting this property as surity on another sale deed X (owned by P and Q) sold to another member T in early 2001 before the death of R. The surity given is in view of any disputes on X from the family members here as there were some disputes claimed in the surity document. My question is, (i) as the surity was citing the disputes that may arise due to family members of this family, and as all the members of this are no more is it still valid. What should be done as a corrective measure to document this. (ii) As the surity was given without the signatures of R and S who were also members of the joint ancestral property, is it valid in the first place. As I am looking to procure this property in 2024, can I go ahead with the purchase of this property without bothering about this surity? I also noted that there were few more transactions in EC record of property X after that transaction.
