Prospective Tenant Changed Decisions Multiple Times, Gave Token Money and then did not rent

Hi, We have a prospective tenant who 1. On 30th Jan 2024 - Confirmed the interest in property 2. On 31st Jan 2024 - Gave a Token Deposit for holding interest and told us to tell no to all our other prospects 3. On 31st Jan 2024 - Four other serious prospects we said No and told them property is rented out 4. On 7th February 2024 - This prospect Tenant says No and immediately in 10 minutes says Yes 5. On 8th February 2024 - This prospect Tenant says No and immediately in 10 minutes says Yes and he will never ever get back on your word 6. On 15th February 2024 - Landlord spends loses prospect clients paying and starting tenancy on 15th February 2024. 7. On 15th February 2024 - The Prospective Tenant refuses to sign lease, see ready property and starts demanding Token Money Back 8. Please advise my legal rights as a Landlord in this matter for keeping the token money and now again looking for other prospective tenants and assume that this tenant will not rent anymore. 9. As a Landlord, I lost Feb 15th to March 15, One months rent already.
