Builder unwiling to cancel the Agreement and indirectly threatening that I would have to pay more

Hi All, Warm Regards! I have booked a construction-linked flat with a RERA commitment of 2028 and a Builder commitment of 2026-2027. I was not willing to get into this as I did not have any own contribution but they connected me to their Banker and they assured me after checking my profile that I would get a 96 lakh loan and also gave the initial sanction letter. I have suggested a plan of 2:70:8:20. So I paid 2% of the Agreement value as the booking amount and gave them 2 lakh 67 thousand approx. They said now I do not need to pay anything and also said the next contribution would come after approximately 24 months.( I have this in written). Now since I had no own contribution their banker connected me to another banker to get the personal loan so that I can get the stamp duty, Registration and other loans closed. That person convinced me to take 25 lakhs loans for which 50K emi started. Later I also signed the agreement with my wife as a co-applicant and we got the flat registered. After that when we went to the bank to sign the papers and they again did the credit check the 25 lakh loan was visible and my loan eligibility went down to 56 lakh. I thought of withdrawing but the bank suggested me to close another active loan of 4 lakh which would again make me eligible for 90 lakh. I tried but I was not able to manage this money. Then the developer (builder's CRM) called me and asked me about the issue and I narrated her the issue, she said construction is going good and we would take 70-80 % funding from bank in 4-5 months which she later corrected to 7-8 months. So I said I cannot pay 70K homeloan with 50K Personal loan as I also live in a rented accommodation and has a 6 year old kid and I am a single earner. I emailed them with everything and asked them to cancel the deed. I also send them the copy where the sales team has clearly mentioned 24 months for second contribution. I told them only because of sales team commitment of development would take time and banks support I moved ahead. After many follow-ups on the cancellation email initiated in Feb 21st 2024, today their CRM called and asked me again to reconsider when I showed my helplessness she said you will not get back the booking amount of 2 lakh and also as per the deed you will have to pay 10% of the agreement value so 2% you have paid and you need to pay rest. I said to proceed with the cancellation as if I would have had money I would not have gone for cancelation. These events have given me and me a lot of mental and emotional trauma and now when I hope to get my booking amount back (which is also on credit) I am threatened to pay more by the builder. Please help
