Partnership Firm and its properties

1. Partnership Firm was registered in 1980. Family members were partners. 2. Subsequent partnership deed with new members and retirement of partners were not registered. The Partnership firm has three immovable properties and one of them is registered in the name of Partnership name. One by one all the partners submitted retirement deed and their shares were paid by Major partner. The retirement deed was not registered though properties were mentioned in the same. It was Partnership firm at Will. 3. Finally in 2010, there were two partners only one with 88% and another with 12%. The partner with 88% sent a notice to the other partner to dissolve the firm as it was running on a loss. The partner with 12% did not respond (till date) and an amount was deposited in her account in 2010 and firm was dissolved. Thus partner with 88% share finally becomes 100% share holder. But he is unable to sell the property as the property is not in his name though the property is in his possession. Please advise how he can become the title owner in registrar records and revenue department (patta) records.
