Memorandum of family settlement

One Plot was purchased in 2003 by my wife for 26 lakhs for which my wife and I took HDFC joint housing loan of 20 lakhs. The plot was registered on my wife's name. Almost 18 lakhs I paid by PDCs/EMI for about 10 years and rest by my wife. Present Market value of land is about 2.2 cr which means my share value is about 1.52 cr due to my contribution. A building of 4 floors was constructed during the year 2020 to 2021. For building construction of 4 floors we spent about 3.3 cr but current market value of building today is about 1.25 cr. Building cost + market value of land = 3.3 + 2.2 cr = 5.5 cr.  Each building floor plus 25 % of plot value is 5.5 x 25 % = 1.375 cr I contributed about 75 lakhs for building construction. So, my share value will be 1.52 cr + 0.75 cr = 2.27 cr of the property which establishes my antecedent, claim or interest to title which is one important requirement of family settlement. All 4 floors are let out for monthly rent. Hence Memorandum of family settlement could be a legal solution for sharing the property and no cost of registration is involved. I shall pay property tax, income tax etc for one floor. Can we do a family settlement of the property.
