No consideration gpa stamp duty in odisha

Dear Sir, We are a private limited company. We requested a money lending firm, which is of proprietary type firm, to borrow us loan against a land property as security. But we don’t have land in our company name. So, the money lender suggested us to arrange a NO CONSIDERATION GENERAL POWER OF ATTORNEY from a landowner (landowner is known to us) to assign our company as the attorney holder. The attorney holder should have the right to mortgage the land to obtain the loan. The NO CONSIDERATION GENERAL POWER OF ATTORNEY will be register in a sub registrar office to reflect the land in Encumbrance certificate (EC). My question is, since it’s a NO CONSIDERATION GENERAL POWER OF ATTORNEY, what would be the stamp duty amount in Odisha since the type of land is Agriculture. This NO CONSIDERATION GENERAL POWER OF ATTORNEY will be done without giving any money to the landowner. This NO CONSIDERATION GENERAL POWER OF ATTORNEY will be done without any right to sales the property to the attorney holder. However, if the loan is not repaid within 12 years (Loan term is 12 years), the money lending company will have the right to posses the land.
