Buyer not honouring the sale agreement and forcefully signed the cancellation of agreement to sell

Hi Advocates, I ( as a seller) had entered into an sale agreement for a flat with the buyer in Dec 2022,advance payment (10% of total sale amount) was made by him through cash for the agreement and 3 monthtime was given for registration of sale deed. In the sale agreement there was specific clause, about what should be done if he does not pay within the scheduled timeframe, if the buyer fails to pay the total amount within 3 months than next day, I can sell the flat to another person and the amount paid as advance will be forfeited and he will not claim any right to ask for refund of amount. About receipt of cash payment, the buyer told me verbally that he will pay the full consideration amount through bank draft and he will take back the amount paid in cash at that time. The buyer told me that he will get the sale agreement attested by Notary Public and handover a copy of the same to me but he did not give the same to me inspite of my repeated requests. It is not known to me whether the buyer has got the sale agreement attested or not. The original copy of the sale agreement was retained by buyer and a copy of the same was given to me. After expiry of 3 months’ time, I contacted the buyer and told him that you have failed to sell the flat as well as failed to pay the full consideration amount in 3-month time and now I am not interested to sell the flat to him and he can take back his amount paid as 10% advance. But the buyer contacted me and told me to extend the time period as he did not find the buyer. He refused to cancel the agreement to sell and also refused to take back the amount paid as advance amount. Today the buyer contacted me and forcefully get the cancellation of agreement to sell document signed by me stating therein the Agreement to Sell executed by both the parties have been cancelled with mutual understanding. what happens in these circumstances is not known to me. The buyer has also taken an extra amount more than the amount of advance paid by him. I am not sure how long does it take to get the judgement for these cases and I am in need for the money for some other commitments. Can I give a police complaint against the buyer for unnecessary harassing me? Please help us in this regard.
