Does owning NCDs or OCDs in an SPV grant me ownership in SPVs assets?

Hello, I am looking to purchase a commercial property via Fractional Ownership. There are many online platforms in this space and all of them are following an SPV route where property is registered onto the SPVs name and investors get securities in the SPV. However they are structuring it in a 20:80 ratio or 5:95 ratio where 5% is given as equity and 95% as debentures. They are following a debenture model to avoid income tax at company level on the rental income generated. Some companies are offering CCDS. Some are offering NCDs or OCDs (Optionally Convertible Debentures). Will owning NCDs or OCDs in an SPV that was incorporated to purchase a property and derive rents from it, grant me partial ownership in the Property / SPVs assets? My concern is not about companies offering equity along with CCDs. It is only about companies offering NCDs / OCDs along with equity.  Please refer to the below clause from one of the platform's agreements.  -  The Investor(s) have accepted the Company's offer to subscribe to the Subscription Securities of the Company for the defined Subscription Amount, as outlined below. This agreement governs the terms and conditions for the subscription and represents partial ownership in the Relevant Property. Upon the Closing Date, the Investor(s) will possess Equity Shares and CCDs that have been validly issued to them according to the provisions of this Agreement. Each Investor's holdings will consist of a unit of Securities, which is indivisible throughout the investor's shareholding. This unit is comprised of 90% OCDs and 10% Equity Shares.
