Joint ownership of property with my mother but loan paid by me. How to sell the property?

I have bought a flat in joint ownership with my mother by taking loan, I have a younger sister. I soley pay the EMIs and stay with my family (mother and sister) in the flat. My mother is also a co applicant in the loan account. But now due to financial burdens and family issues I want to give up the flat and the loan, by selling the property. But my mother is not agreeing to this decision. She is also a family pension holder and my sister is also earning a descent amount. I am willing to take care of my mother, we can move into some small accommodation with less rent, but can't bear this EMI. Is there any way out? My mother also owns a land in her sole name which has been bought by the gratuity fund upon death of my father. The gratuity money was received in 75:25 ratio where 25% was in my name and was credited in our joint account, but she utilized the entire fund to buy the land. Will I have claim over the land? I just want to close my home loan as I am not being able to bear the EMI. Please suggest me a way out, my mother and sister are not co operating.
