How to save my self from eviction and Rent increment @ 5x.

In the year 2013, my father purchased a residential property from a tenant but the landlord was asking too much to change the bill name. The ask of landlord was increasing the rent by 3x in the year 2013. It was very high amount at that time so as my parents are illiterate they didn't do anything about it legally. And they didn't change the bill name so it's been 10 year the bill name was not change and also the rent not paid, but we are willing to pay. We did had conversation many times with landlord to solve the issue but he was so stubborn, now in the year 2023 we had again discussion now he want us to sign a rent agreement in which landlord had no obligation to maintaining the property, the building was more than 100 years old if something happens he will not repair and in every three year he will increase the rent by 10 % and the most important I have to pay the all old due with increase rent @ 5x plus some X Amount, from the year 2013, if we aggregate the figure from 2013 it will become a very high Amount. As a tenant what I can do. As the bill is not in my name and I didn't paid the rent from the date of purchase, I am always willing to pay but the ask is so much that we can't afford. So in the eye of law I am become a trespasser who have no legal right to save himself from the eviction.
