Tenants Homeless without rent for 10+ years

I Neilesh Sharma is one of the 48 Tenants of our building in Andheri West Mumbai. Our building has been constructed on land which is the building was constructed is part of a bigger land which has been leased for 99 years. The Family which constructed the building around 1969/1970 containing 48 flats all together sold off / surrendered their rights to another family in 2009 mainly for the purpose of redevelopment of the building. Our building was issued a notice by MCGM declaring it as under dilapidated condition and to vacate the same against which a stay order was obtained in around 2009/2010. The Family who took over the rights of the building were also staying in same building and we all tenants Exetered into agreement with them on certain terms and condition after which step by step we all vacated the building in 2012. We were given PDCs for one year rent with the promise to get new sets of PDC for subsequent years. Before the end of first year, we were told that few of the tenants are refusing to lift the stay order against MCGM due to which the work of Redevelopment is stopped so we didn't get anymore rent after that. Because of being homeless and without rent, many of us the tenants agreed to give in writing that it's fine if we don't get the rent but we should get back our homes soon. Subsequently the building was finally demolished in 2017 by MCGM we are told but even after that we haven't got any rent. We were also told that due to the 9 meter access restrictions there was issue in development and we were convinced to surrender our fungible FSI in writing in the favor if the developer with the reason that they won't be able to construct Salable area etc and again we did that too. Some or how with some or the other reasons / promises we remained homeless without rent for 10+ years as of now. Suddenly in the end of last year we were told that the developers are trying and will be able to go ahead in obtaining IOD for redevelopment, out of the blue we were told that the developer will grant us the fungible FSI but to obtain this there was a need to pay ₹5000/ per square feet of fungible FSI as bribe in MCGM so we should pay that in cash to developer. Naturally the developer has lost trust of almost all so finally the developer called a general meeting in which he agreed to term the above charges of bribe to be paid as construction charges which can be paid in installments starting after obtaining IOD / CC. They even showed us the draft of the new agreement to be signed. Suddenly in 01/10/22 we came across the public notice issued by the previous family saying that they have terminated the agreement by which they surrendered the rights in 2009. The Developer informed us verbally that the work gets indefinitely postponed. So now please suggest the steps tonbe taken by us the tenants.
