Property purchasing and agreement issues

Hello sir, I am RAM from (rajasthan) I have property deal of 11,01,000/- rupees for 900 square feet plot (no. 22) with NIRAV in rajasthan Initially I have signed agreement for property deal with nirav with 1,11,000/- rupees booking amount on 03.08.22 and deadline of deal as 31.08.22 And subsequently I have given 03 lakh cash to nirav on 10.08.22 And signed second agreement of amounts of 7,00,000/- rupees and with deadline as 15.09 22 (as nirav said that for tax saving we complete ragistery at lower price i.e. 7 lakh) And this second agreement is meant for My purchasing loan process from HDFC and within 7 day this loan sanctioned as I have produced Xerox copy of property paper , KYC and this second agreement in front of HDFC bank for my purchase loan. So ultimately on 20.08.22 my HDFC plot purchasing loan is sanctioned. But the twist is that nirav has already a loan on their property (plot no. 21 & 22 combined) by DHFL BANK of 10.5 Lacks and now nirav said that he will give me LOD , FORECLOSURE (after depositing 4 lakh and remaining amount 6.50 lakh as outstanding) AND LOAN STATEMENT latest by 15.09.22 But by today 11.09.22 he gave me only LOD of his loan. I am daily talking to him about please give me the other documents required for further proceeding . But he always pretending and still he didn't neither deposit his 4 lakh rupees to his loan account nor give me the final foreclosure. Here Main points as 1.) First agreement is signed between me and Nirav deadline dated 31.08.22 and unfortunately this agreement on 500/- stamp without notary. 2.) second agreement is signed between my wife and nirav's wife (actual buyer and seller) deadline dated 15.09.22 on 500/- stamp with notary This agreement is given in HDFC bank for my plot purchasing loan purpose. 3.)now first agreement's deadline is passed in current date . 4.)nirav have his Loan of 10.45 lakh on two property (plot no. 21, 22) combined , from 2018 and still he has 9.50 lakh outstanding and 46 thousand as penalty and other charges and total 10,34,900 /- rupees as final remaining pay off . 5.) Till date I have spent 20 thousand for my HDFC loan procedure . 6.) I have all call recording with nirav till today. Now my fear is that by unnecessary delaying of NIRAV can leads to cancellation of my HDFC approved loan and I will got loss of 20,000/- rupees. Or If after deadline 15.09.22 , nirav deny me for refund of my money which I have given till date and deny for registry for property as second agreement's deadline is also passed. NOW PLEASE SUGGEST ME HOW CAN I SCAPE MY HUGE FINANCIAL LOSS OF 4 LAKH RUPEES AND what legal action can be done in this regarding
