What happens as a Tenant if we break 2-year lockin period?

Hi Advocates, Recently I bought a rented IT Office premised of 600sq ft from IT Tech Park, Dharwad. The IT Tech owner and admin made a valid BBMP rentak papers and it was mentioned 2-year lock in period and I have bared the stamp paper pricing upto 14k INR. After 6 month the business was down inside IT presmised due to corona 2nd & 3rd wave mid so we closed the operation and planned to move out of it. Our 2.5 lk security deposite is still with them and since the monthly office rental is 25k INR only so we moved out without notifying thinking they can recover from our security amount for any loss that they incured from us. It is been 3-month now, the admin is coming back asking for mutual negotiation and demanding 1 lk additional. I still agreed for an additional month rental of 25k but they are not ready to listen. Now they wants it to move to legal team. So what are chances for myself to be safe here. What happens if they are technically right, so do I need to pay them monthly rental for 2years of lockin period? What happens to security deposit of 2.5lk which is with them?
