Process of cancellation of agreement of sale unregistered.

Dear sirs I signed an agreement for sale of a land which my father bought in 1990 when he was serving in the Indian Armed Forces. We lost the original sale deed. One gentleman had got my number and called me and said he will help me sale the land. I agreed and signed the registration papers along with a complaint to the police (SHO) for loss of sale deed, affidavit on a Rs.100 stamp paper about the loss of sale deed, schedule of property with land survey no and location. The contents of sale registration are as follows: Where the VENDORS is necessity of money for his family needs as such all the VENDORS have collectively offered to sell his rights in the scheduled property to the VENDEES and the VENDEES has also accepted the same on the following terms: NOW THIS AGREEMENT OF WITNESSESTH AS FOLLOWS In pursuance of the total sale consideration amount of -- That the vendees hereby paid as advance of 1L by way of cash towards to part of sale consideration in respect of the schedule plot and the vendors having received the said sum hereby admit and acknowledge the receipt of the same and issued a separate receipt for the said. The vendee shall pay the balance sale consideration amount-- will be paid within 45days from this date of agreement at the time of registration. That the vendors hereby assured the vendees that the scheduled land is free from defective title and there is no encumbrances like mortgage, lien or court attachment or charges by the society whatsoever in respect of the scheduled land. That the vendors hereby indemnify the vendees from all losses damages that may be sustained by the vendees due to the defective title of the scheduled a land or any sort of encumbrances in and over the scheduled land. That the vendors hereby declare that there have every right to alienate sell the scheduled land and no third party has any right, interest or title in and over the scheduled property. The vendors hereby undertakes that if any third party raises any claim under the guise of any agreement the vendors shall settle the dispute at his own cost and the vendees is no way responsible for the same. That the sale consideration will be paid to the vendors subject to the available of land plot house in the scheduled property. If the scheduled land is less than the land plot house recorded in the pass book and titledeed sale consideration will be paid to the availability of land only, That the vendors shall deliver all original and relevant documents of the scheduled property to the vendees That in spite of readiness of vendees to pay balance sale consideration if the vendors fails to execute the saledeed the vendees will file suit for specific performance of this contract and get the registration through court at the expenses of vendors The vendors hereby deliver the physical possession of the scheduledproperty to the vendees Now sirs I found the property is far more worth than i agreed to sell it for.
