Buyer cancels deal after paying earnest money without any agreement

I'm reselling my 2BHK fully furnished flat in Manjari Bk, Pune and I got the buyer in August 2021 and agreed the deal on 26L. Buyer booked the flat and paid Rs. 450,000 as a token amount by bank transfer and he wanted to live in the flat till bank process his loan. (He did not made any document of 4.5L rupees even I was saying him to make one) we agreed on 16K/month rent until his bank process the loan. He moved in 08 Oct 2022 and paid me rent as mention below ₹ 16000.00 Oct rent ₹ 10,000.00 Nov Rent ₹ 15,000.00 Dec Rent as you can see he paid 6000 less for November rent and 1000 less for December rent. so I made the rent agreement with him and mentioned the rent amount 16000 on agreement on 05 Jan 2022 and after that at the end of the January he cancels the deal because he said his bank is not giving him loan for remaining amount and he cannot buy the flat and he cannot even pay me the rent amount. Since January 2022 he did not paid any rent amount to me and he said he wants all of his money back with interest rate. and he sent me notice mentioning these things from his advocate. My advocate replies to that notice that I will pay his money back with deducting the rent amount and 1Lakh rupees as a deal cancellation amount only after he vacate the flat. I wanted to sell that property as I'm in financial trouble but he is not vacating the property. when any buyer visits the property, he doesn’t behave well in front of them as well as he purposefully makes mess in property and even most of the times, he is not even available in flat. that's why buyer don't like the property too. he demanding me all his money with the interest amount and not giving me rent too. what action do I need to take against him so he will vacate and I can sell the property to someone else and pay his money back? Or am I wrong anywhere here?
