Clarification on Subject property described in MOU

I am trying to sell my flat that also has a parking plot allocated by the society. The MOU consists of the following clause: "Vendor/s has represented that, he/she is well and sufficiently entitled to and/or is seized and possessed of the property being all that piece and parcel of property being XYZ along with all furniture and fixtures, all deposits with all concerned authorities, the membership and shares of the said Society and along with all privileges attached thereto ,(which flat,the membership and shares of the said Society and the said car parking space being the subject matter hereof ismore particularly described in the Schedule here under written and is hereinafter jointly referred to as “Subject Property ”) as the sole and absolute owner thereof and that no other person/s has any right title and/or interest in or upon the Subject Property or any part thereof. " I can't seem to settle with this clause. The agreement was to sell the flat with fixed furniture, its amenities the allotted parking lot transferred. I am not able to understand why must "all deposits with all concerned authorities, the membership and shares of the said Society and along with all privileges attached thereto" be included? Could anyone advise me if there is anything I must be warned about in the above clause or I am simply worried unnecessarily?
