Correcting mistake of original property documnet

Hello Sir/Madam, Our fathers property got via gift deed from his brother in 1986. The link document executed in 1966 with a mistake in both measurements (length X width) N to S 40, E to W 65 and no area size specified. Actual lay out plan by DTCP suggests N To S 45, E to W 60. While executing 1986 document they realised and corrected measurement numbers but continued the mistake of N to S and E to W to be reversed. Now the seller of 1966 is not alive/family not traceable. So we could not rectify 1966 document. However we rectified (not sure if right or wrong to do so ) only 1986 document as per DTCP lay out measurement and directions. Now we understand the sro officials are guiding prospective buyers that the 1966 document not rectified and hence they can not comfortably purchase said property. How do we (father no more, so legal heirs of father) can rectify old 1986 document without the seller (buyer who is our uncle is ready to rectify the link document). I hear about declaratory suit under section 26 specific relief etc in this web site. Can some one help in our case what is the solution? ALso if we file declaratory suit what is the end result, will court order SRO to rectify the 1986 sale deed or courth itself issues rectification document?? With this wil buyers can purchase property at peace? Should we keep carrying both court rectification along with 1986 document rectification?? Please guide.
