Regarding Title Flow in Telangana Agriculture Lands

Dear Sir/Madam, Thanks in advance. My question is General in Nature based on my observations in Telangana State: 1) Family of Original Land Holders (Typically inherited from Grand father ) do not have any proof of ownership like Sale Deed/Partition Deed, In such a scenario whether the following will help and what additional precautionery measures need to be taken: a) Khasra Pahani (1954-55), Chessaal pahani (1955-58) & Pahanis for the past 30 years b) Wasool Baqi and Sethwar extracts -- Usually we are Not getting c) No P.T. Certificate or P.T. Register extract of concerned Sy.No. or Sy.No’s. d) All details of Encumbrances on the properties like charges, mortgages, liens or prohibitory orders if any passed by the Courts. e) Encumbrance Certificates on the Sy.No. without giving boundaries or document numbers for the past 30 years on each Sy.No. from all the SRO’s having jurisdiction during the said period. f) All proceedings or permissions or exemptions obtained from ULC and Agricultural Land Ceiling authorities. g) Land use information certificate from HMDA for lands falling under HMDA jurisdiction which UDA for Hyderabad and surrounding areas i) 1(A) & 1(B) Register extracts issued by the concerned MRO. j) Village map disclosing the Survey No’s. and extract of Field measurement book for each survey no. involved or tippons (Sketches). k) Survey by a Govt surveyor with confirmation of Sy numbers and extent of land l) Irrigation Dept clearance that NO FTL applies for the land m) Compulsory legal vetting by Local Lawyer and Any other legal queries raised by lawyer, based on above documents Here, I have few more points to add in some of the points listed above: a) Khasra Pahani (1954-55), Chessaal pahani (1955-58) & Pahanis for the past 30 years AND b) No P.T. Certificate or P.T. Register extract of concerned Sy.No. or Sy.No’s. - We are getting a response that Records not available and few instances MRO/RDO office is issuing a letter saying records not available. Whats the remedy in such a case. Also cases where the family members of the Grand sons/ Daughters to be taken as consenting parties OR VENDORS, then how do we get correct information of How many Grand Sons/ Daughters available?
