Maintenance charges for apartments should be always as per square feet size of apartment

This is concerning mantenance. Suprisingly owners of bigger apartments have been trying to convince associations to deviate from the square feet model. The brunt of such decisions are borne by owners of smaller flats. The sq feet method of maintenance has a good reasoning behind it. An apartment that is large can actually accomodate more people and this can increase the utilisation of the common space, lifts etc. The concept behind square feet calculation is very simple. If you have a bigger flat, then you have taken it either because of you have a bigger family or to look more royal in society. Everyone must understand that maintenance is like rent. Apartment buyers and those who rent apartments look at size of apartment and relate it to their budget. A smaller apartment has smaller investment and lesser maintenance. The square feet rule has to be enforced by the government on apartment. Let there not be any confusions concerning this. Those who buy bigger apartments must understand they will need to accept a higher maintenance because the assumption is that they have bigger families. A 3 BHK apartment is equivalent to 3 one BHK apartments. Going forward, if people accept co-living, there would be three families living in a 3 BHK and it is incorrect for 3 or 4 BHK owner to pitch in and ask for maintenance equal to the 1 BHK owner. Maintenance has to be viewed like rent component and government must impose sq feet calculation as the standard practice. Those who pay beyond Rs 7500 should be willing to pay GST as per law ( But government must remove GST. This is unncessarily causing confusion to residents. Government should impose standard bye-laws but interfering through GST is not correct. They are already collecting property taxes ) . Of course, owners hold the right to ask associations to inspect costs and find ways to reduce them ( to bring down maintenance ). But, trying to change a model by deciding what has to be shared and what should not is a pain for all and associations do not want to get into such arguments repeatedly. The source for funds through maintenance has to be aligned with how the government collects taxes ( it is on square feet basis ).
