Eviction

Me being the Landlord in india at TN filed a case against tenant (doing business) after one year for eviction for not paying the rent from the beginning of agreement when he entered other than the 1st month Cheque amount,before filing the Case 6months prior notice was provided Saying to evict we are ready to pay the advance after deducing the rent.Agreement for a 'X' amount of Rent Leased for 5Years.But he didn't register the document Till now.The Machines which we Sold to him before he was entering into the rental agreement are available inside but he says the possession is not with him.Case Still Going on 4years of agreement got overed no rent payed yet apart from the advance amount of '30X'.He is wantedly showing his dominance without running business and without paying any rent in the Court or to me.Will the judgment be in such a way providing me a Compensation and evicting the tenant (OR) Only Eviction so that I should return his advance amount of '30X' as he hadn't registered the document.Iam in need of amount... Next what I should do for my income source shall dispose the machines and can I Keep a new person into rent after the agreement getting overed Or any other options benefits me.
