2 months notice period rent

I'm having an issue with my tenant as follows: 1) My son asked the tenant to vacate the rented premises through a Whatsapp message (on 6th Feb, 2020). But my son is not the owner of the house, I'm the owner. 2) the tenant has not read or replied to this message. 3) despite the above 2 points, the tenant has vacated the premises (on 22nd Feb 2020) 4) we have a 2 months notice period clause in the agreement, and it is clearly mentioned that rent will be applicable for this 2 months period irrespective of who serves notice. 5) I am hence asking the tenant to pay up rent for 2 months notice period from date of notice as per agreement. 6) However, tenant is not ready to pay rent for 2 months notice period despite having signed the agreement. He says he will pay only for February. 7) Tenant has locked the house and not given me key of house, I have not even seen condition of the house. 8) I am unable to show the house to other prospective tenants 8) Can I opt for legal proceedings demanding for 2 months rent (plus other charges such as painting, damage repair and electricity bill) and to pay for loss of prospective tenants?
