Maintenance charges

request: I own a villa in “Legend Chimes”, Hyderabad, Telangana, which is an exclusively villa’s ( independent bungalows) project and has about 300 villas. Most villas are of 350 yards ( 3150 sft) and 500 yards ( 4500 sft) plot area and a few villas are of bigger size. My plot is about 1200 yards. Immaterial of the building size the maintenance and corpus charges are being levied based on the plot size without any limit. As it’s an independent bungalow project all other costs like internal and external building maintenance Of own villas is paid by the individual owners. Water, electricity, municipal tax and all other costs are also borne by the individual owners. As a villa owner I don’t use the security, common area and other amenities any more or less than others. The number of people living in my house is also less comparatively or the same as others. In the above scenario what is the justification for the association charging more for the bigger plots and what does the law say about it?
