Options regarding buying right to access for private road

Hi, We have a large plot of land which already has an access form the main road (even though it is a very narrow path). Now another person has built a wide private road right next to my property and if I put a gate on my property, it will open into this road. He has bought of large piece of land next to my property, constructed a road and sold off the land as small 4-5 cents plots. Now, he is asking for money from me to give me permission to access this road. This is a private road, but there are no gates restricting access to this road. I want to check what are my options. 1) Can I claim access to this new road? I don't believe so because I already have an access which is mentioned in the land document (even though it's a very narrow road). And this is a relatively new road (maybe 10 years old) and I cant claim I've been using this for 20 years. 2) I don't have enough money to pay him in cash. But I am ready to give/sell a small portion of my land to him as compensation instead of paying it as money. Can you please advise what is the best way to do this? a) Can I do this as a property exchange? That is - I give him this small piece if land in exchange for right to use the road. Is there any way to document it like this? b) Sell the property to him. He pays me via bank transfer (fair value) and I transfer the money back to him (either in installments as cash withdrawls or as bank transfer). In this case though, I believe there would be stamp duty to be paid for the property as well as long term capital gain for me which I will need to invest into building a house. Can you please advise what are my options here? TIA
