Transfer of Ownership (Title transfer) using Relinquishment Deed

My grandmother died intestate 9 years ago. She has house property in her name in Karnataka state. My grandfather died before her demise. She had 2 sons of which the elder son also died before her. Her elder son is survived by his wife and his 2 sons. So now the legal heirs to my grandmother are - her younger son, her elder son's wife and her elder son's 2 sons. The aforesaid house property is to be transferred in the name of elder son's wife. All aforesaid legal heirs have no objections to this and there is no dispute. My questions are as below: 1. Can we execute the relinquishment deed for the aforesaid house property without the succession/heirship certificate? 2. Can we get the aforesaid house property title transferred in the name of elder son's wife based on relinquishment deed done earlier without the succession/heirship certificate? 3. What all documents we need for the above 2 procedures? 4. Do we need death certificates in original or notarized/self-attested copies of the death certificates would also be sufficient? Please advise as per local (Karnataka) state laws. Thanks.
