Hi there, I have a client who is leasing out a photo pass land for commercial purpose in Andheri, Mumbai. The original sales agreement between the owners is not registered, instead the same has been notarised by an advocate. During the process of document verification, I learned that, the land is a photo pass land. I have a few questions regarding the same. a. What is the procedure for leasing out a photo pass land in mumbai ?(Required documents) b. How do I verify the actual or the original owner of a photo pass land? Whether is there any document that is issued by the BMC with respect to the photo pass land, that would ideally authenticate the owner as well as the property? c. Who is the actual owner of a photo pass land? is it the owner or the BMC? In case of any developments on such land, who is the rightful authority to grant permission for the same? d. In case of a photo pass land, are there any subsidised rates or caps on lease amount being charged as well as the time period?
