Article 30 Lease of immovable property

NOW THIS AGREEMENT WITNESSETH AS FOLLOWS: 1. The tenant shall pay a monthly rent of Rs. 10.000/-(Rupees Ten Thousand Only)to the owner on or before 5th of every English calendar month. After 11 months increament 10%. 2. The tenant has paid an advance amount of Rs. 25,000/- (Rupees Twenty Five Thousand Only) by way of cash the owner acknowledges the receipt of the same. The said security deposit amount of refundable to the tenant on the termination of the tenancy after deducting any dues in rent, electricity, damages etc. 3. The Tenant hereby commences from 5t Day of March 2019 The month of Tenancy being the English calendar month. 4. The owner shall have rights to terminate the tenancy if the tenant fails to pay the rent regularly for a consecutive period of two months or commits breach of any of the terms herein and take possession for the premises without notice. 5. The tenant shall use the premises only for Residential purpose and shall not use it for any offensive or objectionable purpose. And shall not without the written consent of the owner sublet, under lease or part with the possession of the premises any whom so ever or part with the possession of the premises any whom so ever or make any alteration therein. 6.The owner shall allow the tenant in peaceful possession and enjoyment of the premises during the continuance of the tenancy provided the tenant acts up to the terms of this agreement. 7. The tenant shall pay the Electricity Bill & water bill separately to the concerned authority. And water tank bill seperate 8. The tenancy may be renewed for further period/s mutually agreed between the parties on the terms and conditions to e specified at that time 9. It is hereby agreed that One Month prior notice on either side is required for the termination of tenancy 10. The tenant shall pay painting charges & Cleaning Charges or one month rent or actual incurs charges deducted in advance of the time of vacating the schedule premises 11. The tenant shall keep the said premises in good and tenable condition subject to normal wear and tear and shall not cause any damage thereto. 12. Tenant Have To Pay One Rent For Painting charges.
