Can landlord/ property owner demolish property without giving any reason and proper time?

A property (shop) has been leased by Trust (Landlord) to us around 60 years back. And unfortunately at that time no agreement/ formal document was signed and it was totally based on mutual agreement. Yearly rent was being paid on time and Rent receipt was issued by TRUST (Landlord) till 2015. Since 2015, Trust (Landlord) refused to accept the rent without any notice/ reason, however we kept sending rent charges through money order on yearly basis.We have all receipts of money order sent. We kept using the property as they never send us notice/ reason for leaving property. Now the physical condition of property is very bad and one of the wall of shop fall down last week. The property could be used after some renovation/ maintenance work. But now Trust( Landlord) has sent us notice to leave the property in 3 days and they want to demolish the property. Landlord is saying that they want to reconstruct the property (shop) and after that they will make fresh agreement with new rates, however there is no written commitment by them. If they don't agree after re-construction to lease it to us, we could loose our business. May please suggest what to do.
