Cancellation of Registered Sale Deed

I have purchased a Flat in multi stories apartments in Noida (UP), the BBA was executed in terms of RERA provisions and as per terms of BBA, the Builder was required to offer the possession upon obtaining the Completion Certificate (CC) by 31st March, 2018 whereas he obtained the CC from Noida Authority in June, 2018 and offered me Possession in July, 2018 so I am asking compensation from Builder as mentioned in the BBA for delay of 3 months. Can I do so?? There after, I have done Registry of my Flat. For Registry, builder has executed a separate sale deed and that deed has been registered and I have paid the Stamp duty as applicable. There are numerous conditions are mentioned in that Sale Deed one is that the subleasee (Me) can not cover the Balconies. whereas I along with more then 50% of residents of my society have covered balcony with iron grill or Slider Glass door. I have covered one of my Utility Balcony with Glass Slider door which is easily openable from inside/ouside and breakable in case of any emergency (Fire) so no compromise on security issue and my question is whether builder can terminate the registered sale deed on this ground. Builder has also forfeited Rs. 25000/- kept for security deposit for any kind of internal work done inside the flat like woodwork/painting etc. which was not mentioned in BBA. Also note that in Noida, there are thousands of Flat owners who have covered their balcony in every society.
