Who has better chance of winning the suit

Dear sir, my grand mother died in 2011 without any issues and without any will, and grandfather died in 1975 (who is my grand fathers real brother).now since they have no children and they died without a will. we approached a high court for letter of administration. which i easily got.since i am the closest relative,after receiving letter of administration in 2013. we got out name on records of municipality and Tehsildar. which was also easily done so now my name is on property card. and in municipal records. now the caretaker is not vacating the flat as she claim her mom and her are serving my grandmother for almost 30 years.we asked her to vacate the flat but she has been stubborn.she dosent have any document of property.only on the basis she is been caretaker she want to own the property.after receiving letter of administration in 2013 we now have right over my grandmothers immovable property.what are the possibilities of winning the case.my guesses are we have filed a eviction suit now which is less than 12 yrs from receiving letter of administration.
