Ancestors property,Father died when Son is minor& now Son is major &sold the land witout tel Mother.

Ancestors property(32 cent) inherited from 3 generations, Mr.S legal heir and had two wife’s and 1st Wife had 1 boy MR. X , after 1st Wife died second marriage done. Second Wife don’t have kids .Later 1. When Mr. X, 4 yr old, and Mr. S the Father of X died in accident, and that property go to his step Mother , bcz X is minor. 2. In 2015 MR. X is 30 yrs old and still land in step Mother name . Mr X without consulting his step Mother Sold the Half land(16cents) On 2015 , with 3yr time to register for 4 lacks 3. In 2018 X is still not transferred to His name , sold the another 16 cent with 1 year time to register for 5 lacks to same buyer . 4 . Now X is not able to transfer the land to buyer, bcz his step Mother not signing . 5 by the way X now has a boy with 2 year old. 6. X mentioned in the sale document, all legal issues he will clear for buyer for registration . 7.X explicitly not wanted to tell his step Mother and Wife. What can be done , in court how to get the land. What are other possibilities in compensations
