Is Transfer of Property good enough for getting all rights compare to Sale Deed

Hello Sir, My Father had purchased & constructed one house in HUDA sector of Gurgaon in 2008. He got expired in 2010. Now, I have one elder sister & younger brother along with my mother. My grand mother had expired long back. So, basically we are 4 legal heirs. We had made our understanding about settlement of above said property in such a way that my sister & mother are ready to leave their respective shares & will issue relinquish deed. My brother is not interested to keep this property & want to leave away by taking his 50% share ( - 90 lacs as 50% share). I am OK with that because I am residing in this property along with my mother & wife/kids since beginning & want to continue residing after settlement too. Now the questions are: 1) How should I get the property transferred to my name. (Transfer Certificate or New Registry) I want clean & clear titles in my name however by inheriting thru Transfer Certificate to my name I am in doubt that whether it will be good enough to get all the rights later (like selling it or making Will for my kids etc) & brother's involvement will not at all be required at later stage in taking decision about this property for any of the reason. I am afraid that as legal heir he may be required again later during change of title of property. Keeping in view these points, I am in dilemma whether to transfer the property or to make a new registry/deed in my name where I have all type of rights & it doesn't come under a inherited property for my successors. 2) 1) Shall I pay this settlement amount only through my Bank account or Wife's or lets say my Daughter's Bank account cheque is also OK. Please guide me on above queries as I am getting double minded & unable to decide anything. I will highly thankful to you.
