Gift deed

1) Our property was purchased in the name of my father when he was minor (14 years) and legal guardian of the that deed is my grand mother(my father mother) 2) My father married two wive without divorce to the first wife(who left home on her will), with this marriage he had son (born on 1969 and passed away in 2007 he was unmarried) and a daughter (born on 1973) 3) In 1973 he married(second) to my mother and I am only son born in 1975, my mother name is in listed voter list along with my father and grandmother(first wife name does not appear anywhere in document from 1975-1990) 4)in 1984 My father has given application to local panchayat stating that out his 6 property 1 to be given to my mother (mentioning as his wife) and remaining 5 houses rights to transfer to his mother and accordingly name have been updated 5) in 1988 out of family dispute my grandmother did a registered gift deed of all other 5 properties to my mother and out of fear of first wife son my mother decided to leave the home and settle in other city. 6) in 1990 my father filed case against my grand mother and mother to claim that entire properties were self purchased by him hence my grand mother does not hold any rights to do a gift deed. 7) since my mother is an uneducated and i was minor my father advocate advantage of the situation and declared ex party in 1994 8) we got news very late about six month later and my filed appeal and my father went to high court to cancel the appeal but high court rejected my father claim and allowed my mother to contest and before the verdict my father passed away hence my brother, sister and first wife of my father became legal heirs in this our advocate filed my name as legal heir and i was cross examined once. 9) opposite party challenged my succession letter from Tahasildar and Asst. commissioner has passed order to file case in civil court to myself as legal heir (I was completely unaware of the order) 10) Hence in 2006 court dismissed my mother appeal and upheld the 1994 verdict. 11) by this time I was in Nigeria on employment and out of sentiment I requested my mother to not to appeal again because I wanted my brother to and settle, unfortunately he too died in the year 2007 and I was unhappy with situation and left case and also continued my work in Nigeria till 2015 march 11) Now due to my financial difficulty now decided to look at my share in the above property but my now advocates are saying its too late to contest due law of limitation however one of the advocate suggested and have filed case for partition. 12) my question is can I challenge the mistake of first O/S gift deed(my father was minor) or only to file partition suit? Kindly advice
