Commercial space rent

Hello sir/Madam, I own a commercial space of 583 sq.ft and gave it for rent on verbal agreement on Jan 1 2018 of 15000 per month and deposit of 150000. We got cheque and thought to make agreement once it is cleared, gave him keys to start occupation. The cheques were dishourned, he asked for time citing problems with bank etc and dragged till may of 2018 when he transferred 180000. I.e deposit + 3 months rent. We asked him to pay 2 more months rent and make agreement but he did not pay till December 2018. He told he will leave end of December as 180000 which he gave is correct for 12 months rent. But he never vacated or paid rent. Verbally it was decided before giving keys that if he continues for next year rent will be 20000 per month and deposit will be extra 50000. So he had given cheque putting date of Jan 2019. We put that cheque in bank as he is not vacating or paying rent. Even if got dishourned. We have put dishonor case against him. He is gunda like, he just don't want to vacate and has kept his banner printing machinery in shop and locked and not vacating. Please help us, how should we approach, did we make big mistake by not making agreement before giving keys or putting case during cheque dishonor in Jan 2018 itself.
