I'm a tenant from the past 10 years, having my last agreement with the land lord 5 years ago.

Hi, I am a tenant for the past 10 years and subsequently pay rent on time and increasing it by 10% every 2 years on the landlord's request. We had an agreement initially (legal agreement has expired it's tenure) and later based on mutual content we continued without an agreement but I have been paying up rent on time if not earlier. From the past month the landlord is telling me to increase the rent by another 10% where as we have earlier agreed that we'll be increasing it every 2 yeas. As of now, it is just 1 year and 5 months since our verbal agreement for this rental value we had agreed at. I know it's my mistake of not having any written agreement from the past 5 year, but to due trust and understanding with the landlord. I have mentally decided to pay the excess what the landlord is asking for but now he is Telling me by sending a letter stating of vacating his apartment as he need to renovate as it is old. Kindle note this is a 30+ year old apartment and there are more than 120 flats here. Kindly advice my what do I do as I do not intend on shift from here for another 5-6 months as I'll be shifting to my own house which is under construction.
