Sale of land plus bungalow

I am a senior citizen of age 72 years and not in good health. I purchased a non - agricultural land measuring 100.8 sq mt on 26/05/2005 with market value Rs. 48345 and government value Rs. 47000. I paid stamp duty of Rs. 3000 and registration charges of Rs. 1350. Thereafter I conveyed land in my name on 05/01/2006 and paid Rs. 700. I entered into an agreement on 26/05/2005 with a construction company to build a ground plus one storied bungalow having built up area 900 sq ft equivalent to carpet area 630 sq ft for Rs 802655. Construction company agreed to complete the job within seven months from 26/05/2005. As on date I have paid Rs. 643582 and balance Rs. 159073 is not paid to the construction company due to unsatisfactory finishing work. I have also to pay Rs. 51000 for electricity meter, society formation, etc. to the construction company. The contractor has not given me possession as on date and I kept on asking him to complete the work as per the construction agreement which he denied. Now I want to sell my plot of land with bungalow in “ AS IS “, “ WHERE IS “ and “ WITH ALL FAULTS “ to three prospective buyers who are business partners for Rs. 700000 only as the bungalow is in dilapidated condition. All dues to me to the construction company, all Grampanchayat bills from 2008, all electricity bills and any other dues not paid upto date would be paid by the buyers. The buyers want to make the land agreement for Rs. 456624/- as per ready reckoner rate and bungalow agreement to be notarized for Rs. 243376/-. I want to make the sale as per the following terms :- 1) I want to make land agreement for Rs. 50000/- and notarize bungalow agreement for Rs. 650000/-. 2) I also want to make a stamp paper agreement with the buyer saying that all pending dues will be paid by them. Is it possible to make the sale as per the above mentioned terms, if not, then what other options do I have ? Awaiting your replies. Thank you.
