The Bank is not returning the original document s

Dear Legal Team, I had taken a loan from HDFC bank in 2007 for purchasing a property developed by a builder. in 2009, we registered the property , however the builder did not hand over the original registry to us stating that as we have taken loan and as per the tripartite agreement the document would be handed over to the Bank. on 20th of Feb i applied for foreclosure and to transfer the loan to another bank , To my surprise while receiving the LOD , the bank told that they dont have the original registry with them and they would collect the same from the builder and handover me, this was on 5th of march . I had been regularly following with the bank but they are not able to collect the document from the builder as the builder has split and no one knows where the original document is, meanwhile the bank i applied for the loan to be transferred and paid the processing fee is telling that the processing fee would be canceled and we may have to pay again. HDFC is not committing any time line since they are not able to trace the document. Since its almost going to be 2 months , what options I have so i can get the orginal document ? Have send several mails, phone calls , personal visits ,and escalations, but no relief Please advice . Regards sethu
